In Durham’s humid climate, mold growth follows water damage on a predictable timeline:
- 24 hours: Spore germination begins on saturated organic surfaces
- 48-72 hours: Visible mold colonies establish on drywall, carpet padding, wood
- 5-7 days: Significant colony development; air-borne spore counts rise
- Beyond a week: Full ecosystem; remediation becomes substantially more complex
This is why response time matters so much for water damage in our region. A water event addressed in the first 24 hours is a water damage job. The same event addressed at day 5 is a water damage plus mold remediation job — significantly larger, longer, and more expensive.
We perform mold remediation as part of water damage restoration when needed. We also perform standalone mold remediation for cases where mold has been discovered without an obvious water history — typically in crawl spaces, behind shower walls, or in attics.
Our Remediation Approach
We follow IICRC S520 standards for mold remediation. The key elements:
Containment. Affected areas are isolated from the rest of the home with plastic barriers and negative air pressure. This prevents mold spores from spreading during demolition.
HEPA filtration. Air scrubbers with HEPA filters run continuously during remediation, capturing airborne spores before they can settle in unaffected areas of the home.
Demolition of affected materials. Drywall, insulation, and other porous materials with mold growth are removed and properly disposed. Non-porous structural elements (framing, subflooring) are cleaned and treated rather than removed.
Cleaning and treatment. Remaining surfaces are HEPA-vacuumed and treated with EPA-registered antimicrobial agents.
Drying. The cleaned area is dried thoroughly to prevent re-establishment.
Post-remediation verification. For significant remediation, we recommend (and can coordinate) third-party testing to confirm the affected area is back to normal indoor mold levels before reconstruction.
Reconstruction. New drywall, insulation, paint, and finish work to restore the area.
What We Don’t Do (And Why It Matters)
We don’t “fog” houses with antimicrobial mist as a standalone remediation. We don’t paint over mold. We don’t claim to “kill mold spores in the air permanently.” These are common misrepresentations in the industry.
Real mold remediation requires removing the affected materials and cleaning the remaining surfaces — there’s no chemical shortcut. Anyone who tells you otherwise is selling you a product, not a solution.

Insurance Coverage
Mold remediation coverage in homeowners insurance varies significantly by carrier and policy. Some policies cover mold only when it follows a covered water event and is addressed within a defined time window. Some have specific mold riders. Some exclude mold entirely.
